Some owners reach a point where their current management is not working for them, whether because of communication, performance or maintenance. If that sounds familiar, here is a practical way to think about a switch. Here is how to approach it.
Start with your current contract
Contract terms vary across the industry. Before anything else, read your current agreement and note the notice period and any terms around existing reservations.
Ask the right questions of a new manager
Before you sign with anyone, ask how they handle pricing, exactly where your home will be listed, how and how often they communicate with owners, what maintenance looks like and whether it is in-house, and whether they can show real results for properties like yours. Vague answers about fees or strategy are worth pressing on.
Our commitment
At Casago Smoky Mountains we work on a three-month commitment. We ask for three months because we are confident in what we can do for your home.
What we focus on when a home joins us
When a property comes to us from another manager, the work usually starts with the basics that drive performance: professional photography where it is needed, dynamic pricing, marketing across Airbnb, Vrbo, Booking.com and our direct booking site, and a look at any deferred maintenance or upgrades the home may need.
Staying informed along the way
Communication sets the tone for the whole relationship. Our owners have local owner support from 8 AM to midnight ET, an owner portal and a dedicated team to contact with questions about their home.
