Understanding Our Policy

Please Note: The terms below apply to reservations booked directly through the Casago Smoky Mountains website. If you booked through a third-party site (like Airbnb or Vrbo), your cancellation policy is determined by that specific platform.

Every property is unique, and so is the planning required for different group sizes. To best accommodate the diverse range of vacation rentals we offer across the Smoky Mountains, we have implemented a tiered cancellation policy.

Whether you are booking a cozy romantic cabin or a sprawling lodge for a family reunion, your specific cancellation window is tied directly to the number of bedrooms in your rental. This ensures fairness and predictability for both our guests and our property owners.

Please review the standard cancellation windows carefully. The specific policy tied to your chosen home will also automatically display during the final checkout process.

Standard Cancellation Tiers

🛏️ 1BR - 3BR: 14 Days Prior to Arrival
🏡 4BR - 5BR: 30 Days Prior to Arrival
🏘️ 6BR - 12BR: 60 Days Prior to Arrival
🏰 20BR+ (Large Capacity): 90 Days Prior to Arrival

Travel Insurance

Mountain weather and life events can be unpredictable. Because our cancellation policies are strictly enforced, we highly recommend purchasing standard travel insurance or "Cancel for Any Reason" (CFAR) coverage to protect your vacation investment against unforeseen circumstances, winter storms, or travel delays.

Reservation Modifications

Date modifications are subject to availability and must be requested before your specific cancellation window closes. Changes may incur a modification fee or rate adjustments based on seasonal pricing.

Refund Processing

Eligible refunds for cancellations made within the allowed timeframe are issued directly to the original form of payment. Please allow 5–7 business days for the credit to appear on your bank statement.

No-Shows & Early Departures

To ensure fairness to our property owners and other guests trying to book, no-shows and early departures are strictly non-refundable. We advise securing travel insurance for peace of mind.
